This London Loft conversion based in Balham, is a semi-Detached property. This allowed up to 50m3 of space to be added under a Permitted development application. We started works the day after the Party Wall award was signed, rather than waiting on the ‘certificate of lawfulness’ to be issued by the council. The larger allowance of 50m3 for a semi-detached house versus a 40m3 for a terraced property, enabled the creation of a two bedroom and shared bathroom Conversion. The hipped roof that slopes to the side of the property is raised as a gable end and the rear dormer added to create a significant enlargement to the property.
The Bedrooms become large doubles and even the front bedroom positioned under the sloping roof feels very spacious. You will see two large Velux windows in the Front Roof providing a large amount of Daylight and some additional headroom. In contrast the rear dormer has a set of French doors and Juliet balcony providing a view, daylight and air flow to this rear bedroom.
This property boasts original stained glass on the side window, which despite the new staircase, still allows plenty of this feature to show through. This work also involved a full refurbishment, rewire, new central heating throughout the home, new boiler, installing a ground Floor WC, new plaster and new kitchen along with decoration.
